Owners say yes, the payment is ready and the books are done

When an owner approves the monthly statement, Cifrova gets the bank transfer ready, files the statement in the books, and in most cases matches the payment on its own once it leaves the bank.

Used byMonte Rentals

  • The owner's yes becomes the transferready in your bank app, for the right amount
  • Nearly 250 fee invoices never typedeach one booked to the right property and month
  • You publish, issue and approvethe rest is prepared for you

The problem

Every month, for every owner: build the statement, send it, wait for a yes, pay, issue the fee invoices and file it all. Each step lives in a different place. And the figure moves: a late expense changes the payout after the owner has seen it, and a transfer typed from an old version pays the wrong amount.

How it works

Statementowner approvestransfer readyyou approve in the bankpayment matched

  1. Your property app

builds each statement during the month. You publish them, all at once or one by one.

  2. The owner

gets an email with Approve and Reject, and clicks Approve. That yes counts as the payment approval.

  3. Cifrova

gets the transfer ready in your bank and files the statement PDF as the paper behind it. If the figure changes before the money leaves, it replaces the transfer with the new amount.

  4. You

approve the transfer in your bank app.

  5. Cifrova

finds the payment in the bank and matches it with the statement.

  6. You

issue the fee invoices with a button. Cifrova brings each one in with its PDF and books it to the right property and month.

Proof from real use

At a rentals company, in the first two months of owner payments through Cifrova:

  • All but one approved statement became a ready transfer and was paid, usually about three days after the owner said yes.
  • More than 3 in 4 of those payments were matched in the bank with no person.

In the first four months, nearly 250 fee invoices to owners came in with their PDF, none typed, and Cifrova booked nearly all of them on its own. Owners usually answered within two days.

What you still decide

You publish the statements, issue the fee invoices with a button, and approve every transfer in your bank app. If a payment could belong to two statements, Cifrova stops and asks you.
